Fire Alarm & Life Safety for
Utah Apartments & High-Rises

Complete life safety and access systems for apartments, condominiums, and high-rise residential buildings across Utah.

Industry Overview

Protecting Residents. Supporting Property Operations.

Multi-family and high-rise residential properties require life safety systems that protect residents while being practical to maintain over the lifetime of the building. PCS has designed and installed fire alarm, access control, intercom, and ERRCS systems for apartment communities, condominium towers, and mixed-use residential developments across Utah. PCS provided the fire alarm systems for Astra Tower in downtown Salt Lake City — Utah's tallest building at 40 stories.

For property management companies, PCS is an ideal partner: we install the systems, monitor them, service them annually, and service fire extinguishers on site or at our shop across your portfolio — all under one relationship. Portfolio service agreements eliminate the need to manage multiple vendors across multiple properties.

Code & Compliance

  • IFC 907: Apartment Fire Alarm (Group R-2)

Sets when apartment buildings require a manual fire alarm system — based on stories and unit count — and requires smoke alarms in every dwelling unit.

  • IBC 403: High-Rise Package

Buildings with an occupied floor more than 75 feet above the lowest fire department vehicle access need emergency voice/alarm communication, a fire command center, and radio coverage meeting IFC 510.

  • ICC A117.1: Visible Alarm Capability

In R-2 buildings required to have a fire alarm system, every dwelling unit must be wired to support visible alarm appliances; common-use areas need visible notification.

  • ASME A17.1: Elevator

Elevator emergency communication required and must be monitored 24/7.

FAQ

Frequently Asked Questions

Under the International Fire Code as adopted in Utah, an apartment building generally requires a manual fire alarm system when any dwelling unit is three or more stories above the lowest level of exit discharge, when any unit is more than one story below the highest level of exit discharge, or when the building contains more than 16 dwelling units — subject to limited code exceptions. Smoke alarms are also required inside every dwelling unit. PCS can review your plans and confirm exactly what your building requires.

Yes. PCS provides consolidated fire alarm monitoring, annual inspections, and fire extinguisher service across multi-property portfolios, with a single point of contact and consolidated compliance reporting for the entire portfolio.

Under IFC 510, a building needs ERRCS wherever the AHJ's radio test shows inadequate first responder radio coverage — which is common in high-rise buildings (an occupied floor more than 75 feet above the lowest fire department vehicle access). PCS can conduct a baseline radio survey to determine whether your building currently has adequate first responder signal coverage and, if not, design and install the required system.
